Jeep value question

Hello,
New guy here. I'm looking at purchasing my first Wrangler. It seems that the values I see on Kelley Blue Book, Edmunds, and NadaGuide do not match what I see advertised for sale. It seems the market has a higher price than the three sites listed. My experience in the past has been KBB,etc being higher. Is this pricing normal? In my case I'm looking at a 94, 6 cyl, 5 speed manual, 116000 miles, nearly new tires (street tires), good soft top, sound bar, 4 wheel works great, no leaks, and on the negative no AC. The lady who owns it is asking $5000. Higher than value on KBB, etc, but seems to be somewhat in line with others I've seen advertised in Arkansas. So, KBB, etc just miss the mark on the resale value of these older jeeps?

The guides take only the "base vehicle"... Many times Jeeps are upgraded and the local selling price reflects the upgrades

I have been finding some that I look at to be the opposite, there was a 2003 X. The asking price was $8400, KBB had the value at over 11K. I would assume the prices people are selling their Jeeps at, depends upon the mileage and condition. The one I was talking about is clean, but the miles are a bit high, I think it was 122,000.
I was once told by someone, the book does not sell the vehicle.
And I would be hard pressed to pay more than 8K even though it is valued higher, I am chomping at the bit when I can finally get back in a Jeep again, so I like to look.

I found looking 4 a Jeep recently that the prices are all over the Map - but 2 get a 91 or newer YJ in good running shape with little or no rust (This is hard to find!!) 6cyl, 5spd I couldn't find one in my area 4 under $4500 and they were usually sold when I called 4 them at that price!!! I do see people get better deals here and there thru friends or family. So long story short 5k does not sound 2 crazy if its a nice jeep! If you get one 4 $3500 in rough shape you will put way more into it than 2K to make it nice!! Just My .02 - Bill
