Need advice/help with RUST!!!

Hey everyone, I'm new to the forums and also to the jeep world. I'm looking into purchasing a 2005 Wrangler Sport. The jeep is beautiful and pristine on the outside and I love everything about it. The only thing holding me back is some rust underneath, on the lift, axle, and near the wheel. The jeep is located in NJ/PA where there's a lot of salt on the roads and I've heard that some rust is normal. But I'm not sure if this is a a lot of rust or a little. Here's some pics. I showed my mechanic and he said it just looks like surface rust and could be treated, but I want some more opinions.

This is the only thing holding me back from the purchase, Thanks for the help!

none of the rust you have in the pictures is anything more than 'surface rust' on parts (axle, joints, etc.) that don't get painted anyways. I'd be more concerned in the second picture with what made the oil line down the left (facing it) of the differential it spill from filling above or is there an oil leak above it?

What rust? thats normal for a 6 year old jeep. Or a 6 year old anything... I wish mine was that clean.
What have we got?

Does anyone else think that is a leak or just some kind of sealant?
