Tire clearance

How much clearance should I have for my tires?

I am looking at a used YJ with a lift (unknow how big a lift). However it has 33x12,5 tires on it. At the back end there is only 1.5" - 1 3/4" clearance from the tire to the moulded flare. There is lots of room from the top of the tire to the body part, this is on the "front" and "back" between tire and flare

I doubt this will ever be enough if I ever go off road. I can put two fingers side by side between them,

Is this enough and I am being paranoid, or am I right?

Guys I wheel with will roll 35s stuffed under small lifts, and rub constantly. I have plenty of clearance for my 30s and keep up because I'm actually able to articulate.

I'd say 4" lift would be good.
