New to forum with New (to me) Jeep

I've been itching for a project lately. Looked at 2 good decent deals. Got the money together and was ready to pull the trigger on one in WV. 1991 YJ 220,000 miles and needing a transmission rebuild (no 5th gear).
Driving home last night, I did one more sweep through Craigslist and found a GREAT deal. Would love your opinion!

1989 YJ 6cyl 5 speed. Vehicle has 120,000 miles, engine has 5,000 miles. Had a rebuilt Jasper engine installed 7 yrs ago (had all paperwork for proof)
New soft top, with both clear and tinted plastic. NEW rims and tires (purchased 1/13) and 2nd set of original rims/tires. New rug installed. 2nd set of half doors. Plus a bunch of other little extras.
Asking 3,800. Reduced to 3,200. I negotiated down to 3,000. Realized he also had hard top. I wasn't interested in it (rough condition and do not plan to use it anyway) he kept it and I got everything else for
2,800.00!!!
Drove it home last night in the rain and it ran great! a little hesitant sometimes, but chalking that up to needing tune up. Hasn't been driven much in last 7 years.
So, what do you all think?
