Buying Land for Wheeling
 
There aren't many legal places to ride here in VA, and I'm tired of driving 3 hours just to find a trail, so I'm thinking about buying some land of my own for wheeling.

Has anyone done this? Any advice for finding cheap land? I don't plan on building anything there, so I would actually prefer it to be gnarly and unbuildable. How many acres should I get? I'm thinking it should be a minimum of 10. Any advice would be great.

10 acres would get old rather quickly, that's not a very large area. You might also check with your local code enforcement and see what they have to say.

IMO I don't think you'd be happy with less than 50 acres. Get the land away from everything an hour or so and build a small simple cabin. You could use it as a get away and hunt there too. I've thought about it myself. All it takes is a lot of money...which is why I still live in the burbs.

Agreed - But i still dont think 50 would be enough. How much wheelin would you be doing there in say a year? That would be a large investment for something that would get old in even 2 or 3 years, especially if there wasnt a diverse landscape. you know?

Finding diverse terrain isn't a problem in VA. And if you own it yourself, you can change it up when you get bored. But yeah, I see your point.

We've got a small playground thats 80 acers and even it can get boring after a lot of wheelin.

The guys that own that land are actually a club of members that have all pitched in.

Find some locals that have been in the sport/clubs for a long time and talk to them, maybe then you can have your playground.

Go to a Prothonatory office or court building in your town and ask to see a list of properties where people owe back taxes. Usually they're dirt cheap, then submit an application and "bid" on a property. I paid $500 for an acre in a secure development and it faces state game lands....if I perc-test it, I could easily get $10,000. I live in the Poconos of PA, which is a tourist spot, so land can get pricey. Give it a shot, this small town had pages and pages of properties!

We have 10 acres. It's like a postage stamp. Wouldn't be worth your time and effort to make something out of a parcel this small.

Awesome... I'm actually from Winchester, so I'm up there quite a bit. The only local get-togethers that I know of are the Big Dogs events at the cove.

You might be able to look at the tax sales in your area and see about buying that way. It's possible that you could pay some back taxes on a large tract and use it to trade the owner for the right to wheel.

Any one know if it's illegal to go wheeling on the utility company's trails? I live in Ohio and those r the only dirt roads around me. I hope I can find land to buy and maybe make a business out of it since paintball is popular where I live. That's it paint ball while wheeling! A non deadly drive by shooting. XD but yah I was wondering about that before winter is over for me.

I'm in central NC and I wheel on some utility trails as long as they don't have no trespassing signs posted. Usually the land is state owned so it's for public use cause there are atv and hiking trail running right next to them.

I have a hair over 10 acres. It feels like a postage stamp.
I guess it would depend on what's ON the property but you'll get bored with something this small in a very short time.

Well, how much fun would bare land be to wheel on?
If it's flat, no rocks or anything, I guess you could go do donuts in the dirt but that would get old in ohhhhhh five or ten minutes.

If it's rocky and hilly, it would offer some fun things to play on but again - ten acres isn't squat for a place to wheel.
Evn if my place were covered in rocks and hills (which it isn't) I'd be bored with it after running it a few times.

you have to find someone with a big track that owns it but arent doing anything with. My dad and i and a few buddies lease 850 acres of mountain land in pa and we just pay the owner enough to cover the taxes for the year and we can pretty much do whatever we want. ours was logged at some point to so it has plenty of old washed out logging roads. plus it was a quarry at the one point so plenty of terrain to have fun on

10 acres and a backhoe and bulldozer might be OK. I'd think anything too small would get boring. Half the fun is actually having a destination, you know going from point A to point B. You can only climb the same hill so many times.

Out west most utilities are on public land so the trails are open. Then again, if you lived out west we wouldn't be having this discussion.

10 acres is way too small. Hell, I get bored on the ATV with 10 acres. You'd probably get bored of 300 acres fairly quickly.

you may be able to find something where there is land for sale (10 acres or so) that also backs up to a lot of acreage. My dad bought 6 acres and it backs up to about 100 more..we don't wheel in there but we ride our quads back there..(trails too narrow for my jeep =[ )

I know what you mean about not having any places that are close to wheel in Virginia. When I was in Texas I was 30 min from Barnwell Mountain Offroad park and lived on 100+ acres and it was a blast! Now I'm in Va and there is NO WHERE to go?!?!? There is a dealership that has an offroad course that is maybe 2 acres but they have a bunch of different obsticals to try and get through. I would say that ANYTHING IS MUCH BETTER THAN NOTHING.... Even if you get bored just stop wheeling there for a month and I'm sure you'll be back with a smile. Lol my advice would be to get a piece of land that you can afford to play with and just make a bunch of different obsticals. I'm sure you can get a bunch of jeepers with shovels to help out. Lol I know I'd help when possible going up to my sisters house in annapolis MD. Another suggestion would be to find property that has trees that you can cut down and incorporate into the obsticals and points of elevation where you can easily build walls to climb. Like someone else said if there is ever a meet up to go wheeling I'm sure I can rally together a group to join! :-)

All in all it seems to me that in order to get a big enough property, you would have to pay a FORTUNE. And if its flat land, there is no way i would do it. Rocky or rugged terrain is the only land that keeps its worth to a jeeper!

I would have to agree with everyone else. You will get bored of 10 acres fast. Unless of course you are just die hard and just need to fix a little mud jones every now and then. A freind of mine; who recently has passed away(God rest his soul), has 17 acres with a nice trail blazed through them and since it was undeveloped, he only had to pay a property tax of $3000 per/year. The land may be up for sale after the will is read and has a price of $75,000 on it. But that is here in NW Indiana. I too have thought of buying land to open some new turf, but that is quite an investment. And yes, do check with local code enforcement first!:punk:

Y'all are about right on the 10 acres thing. Unless it has some decent ravine running through it, it does get boring quick. Idea's to make it more interesting are to build mud pits, rock piles and log piles.
In the last year I fell into 150 acre parcel strictly for a playground and let me tell you...there will be NO boredom. Ya have to keep your ears and eyes open and talk to alot of people in the area's your looking. You might just get lucky too, and find someone that's hungry looking for cash..
