Question Newbie - Can't Wait

Hello, i'm a complete newbie, but I can't wait to get started on this adventure. I'm looking to purchase a 1997-2001 TJ. I need something for summer mountain trips off-road and some year round off-roading but no rockclimbing or mudding.

Looking at a 1999 with 122,000 miles on it. A remanufactured engine was installed at 100,000 miles, with one year left on the warranty. Paperwork is included in the deal. The transmission is automatic and smooth with no slippage. It has a new starter alternator and battery. Front tires are new and the rear tires have 75% tread on them. It has half doors which I don't really like but suppose I could live with or change when the top needs replacing. The interior looks pretty good except for the seats. Both front seats are damaged the driver seat is ripped to shreds. There is a dent in the rear driver side under the light. So obviously someone replace the light but left the dent. There is also a dent in the hood. The fender flares look terrible. Apparently someone painted them at some point and the paint is wearing off showing the light gray underneath. The rampage frameless soft top is in good condition except for a missing zipper pull on the back window. Rampage will send a new one for free and has a video of how to install--easy fix. There is a really strange custom front bumper welded to the frame though. It is narrow and has a sliding tray on it that can accommodate a cooler in the extended position. I suppose you could mount a winch on it, but then it sticks out about an inch and a half from the bumper in the extended position. WEIRD.

Okay so the guy was asking $6k, and will not go down past $5600. As "Fair" condition it books (KBB) right at $5692. The remanufactured engine 22,000 miles ago is really the only reason I'm considering buying it at that price. What do y'all think? Is that a good deal or just average? Also will a seat cover take care of the drivers seat, or will I need a new one (besides the many rips in the upholstery the foam is compressed). I'll have to have the dents fixed also.
